HVAC for Kensington's Victorian Historic District

1890s railroad-suburb Victorians around Antique Row, under town and county historic review.

Serving

Kensington Historic District, MD

JC & JC Mechanical brings modern heating and cooling to the Kensington Historic District, the Victorian railroad suburb around Antique Row and the MARC station. Complex gabled rooflines, cramped attic cavities, and layered permit requirements make this a specialist's neighborhood: we design systems that fit the architecture, screen equipment to satisfy historic review, and pull both town and county permits. Family-owned and licensed.

What 1890s Victorians ask of a mechanical contractor

Kensington grew up in the 1890s as a railroad commuter suburb, and its historic district preserves roughly 180 buildings of curvilinear-street Victorian architecture, protected under Montgomery County Code Chapter 24A. The Town of Kensington also requires its own building permit for exterior work, on top of county review, so an equipment swap that would be routine elsewhere carries two layers of approval here.

The physical challenge is the roofline. Kensington's multi-gabled Victorian roofs create disjointed, cramped attic cavities that rule out the standard horizontal attic air handler. Practical designs here push air up from a basement unit, or skip ducts entirely with multi-zone ductless heat pumps whose outdoor units are screened from the public right-of-way.

Between Antique Row's shops, the historic Noyes Library, and blocks of turreted houses, this is some of the most character-rich housing in our service area, and it deserves mechanical work planned with the same care the neighborhood puts into preservation.

Two permits, one project

Town of Kensington building permit plus Montgomery County review, and Historic Area Work Permit scrutiny for exterior changes in the district. We sequence and file all of it.

Attics that fight air handlers

Multi-gabled roofs leave no clean cavity for horizontal equipment. Basement up-flow configurations or ductless zones are the designs that actually work in these houses.

Equipment you should not see

Historic review expects condensers invisible or screened from the street. We place units on rear elevations with louvers or plantings, keeping approvals and streetscapes intact.

Rebates for Kensington projects, verified July 2026

Pepco's Home Performance with ENERGY STAR program (EmPOWER Maryland) pays rebates of up to $10,000 or 75% of total project cost for eligible efficiency work, and up to $15,000 when the project switches a combustion-fuel furnace, boiler, or water heater to a qualifying electric heat pump. Duct sealing earns $500 (or $750 combined with air sealing and insulation), and professionally installed ENERGY STAR smart thermostats earn $100 each, up to three. Verified July 2026 at homeenergysavings.pepco.com.

Sticking with gas? Washington Gas Smart Savings rebates for the 2024-2026 EmPOWER Maryland cycle: $500 for a 95.1%+ AFUE furnace, $700 at 97%+, $475 to $775 for high-efficiency boilers, $900 for qualifying combination units, and $100 toward a furnace or boiler tune-up. Verified July 2026 at wgsmartsavings.com.

Two honest caveats: the federal 25C tax credit expired for equipment placed in service after December 31, 2025, and Maryland's HEAR and HERO electrification rebates are approved but not yet open for applications (Maryland Energy Administration update, June 2026). We quote current, real numbers only.

Inside town limits, plan for the Town of Kensington permit alongside county requirements; in the historic district, exterior equipment needs preservation review first. We handle the sequence.
